Listed below are common plumbing concerns that I am asked everyday by customers.

My water bill is too high. - If the numbers of gallons of water that you use each month has increased without reason it could be something as simple as a leaking plumbing fixture or sprinkler head. It could also be traced to an underground water pipe that has begun to leak. Because these under "slab leaks" can eventually lead to damage to the foundation of your home any suspicion of a slab leak should be investigated.

Ug! Gas bill to high. - Natural gas is used in most of Flagstaffs' homes. And is used almost exclusively to fuel hot water heaters. Due to the hardness of the water in our area water heating tanks can collect a layer of sediment that causes a separation between the burner and the water. This causes the water heater to perform inefficiency and use more gas. The best solution is to replace your water heating tank every eight years. If you are really concerned about reducing your gas bill you can opt for a tankless water heater that only heats water when you are using it. These units are more expensive then a typical water heater and could require a full days work in order to retrofit the new unit with an increased gas line and vent piping.

I constantly run out of hot water. - It is common for older water heaters to become so full of collected sediment that it reduces the amount of water that can be heated in the tank. If your water heater is more then eight years old it would be best to consider replacing the unit.

I have to wait forever for hot water. - There are several different options for a Flagstaff homeowner that is tired of watching cold water run down the drain while waiting for hot water to arrive each morning. Our most popular system can be installed in about an hour that will allow the recirculation of hot water between the hot water tank and the far end of the home.

I've been told that I have roots in my drain line(s). - Most older homes that do not have an ABS sewer line will eventually have this problem. Not to worry. You can either have the roots from your sewer line cut and removed every few months until the problem because so bad that the roots can not longer be removed or you can have the line replaced with an modern material that will last a lifetime.

 My toilets have never flushed well. - This problem is common among some of the first generation of "low flow" toilets. It is easily resolved by replacing the toilet with newer design that works much better.

I turned on my outside faucet and now my floor's wet. - The Frostfree type hose bibs that are required to be used in Flagstaff will sometimes develop a split towards the back of the hose bib located within a wall or under a sink cabinet. This is a minor repair only requires replacing the hose bib.

I would like to have a hose bib over here. - We can put a hose bib anywhere on your property, although some places will be less labor intensive then others.

I'm going to remodel my home when should I call you? - As soon as possible. Defiantly before the plans are drawn and submitted to the city. A few simple suggestions before the work has started can save a lot of time and a lot more money.

My neighbors house flooded. How can I avoid having that happen to me? - If your water heater is more than eight years old, replace it and have a drain pan installed under the tank to prevent any damage that a future leak may cause to your home. Have your water pressure checked to see that it is not too high. Replace the faucet supply lines and washing machine hoses with stainless steel braided supply lines. Toilet tanks may eventually crack with age, have your toilet tanks inspected regularly. Turn off the water to your home if your leave on vacation. And never turn off the heat to your home in freezing temperatures without having a plumber first winterizing every piece of your plumbing system.
